Strategically located on Route 12 in the heart of the Indiana Dunes National Park, the Mullet will quickly become the iconic must stop destination for the growing throngs flocking to our nations newest National Park.

When the Indiana Dunes National Seashore become our Nations 61st National Park on February of 2019, UDG made the decision to introduce a mixed use development to the area that would cater to the national and international attention that a National Park designation attracts. The Mullet property was the perfect choice, containing 1.5 acres of land, with 300' of frontage on Route 12 and a very cool 1970's era 8,300 sq. ft. commercial building long neglected and overdue for re-development.

"The Mullet", a name derived from our intended use of 'business in front' (i.e. retail) and 'party in the back' (i.e. tap room, wine tasting) which will surely become one of the iconic destinations of not only NW Indiana, but the greater Chicago-land area.

The neighborhood has already seen the initial signs of its emerging future, with the 2019 opening of the Goblin and Grocer www.goblinandthegrocer.com and the recent acquisition of the former Bartletts restaurant by Three Oaks Michigan distillery Journeyman www.journeymandistillery.com

Completed in March 2022, the Mullet will have between 4 and 6 individual retail tenants, including those such as an outfitter, artists, local retailers and food and beverage. The business plan calls for the investment to be held for 5 years and then sold, capitalizing on the maximum benefits attributable to the rapidly growing awareness of the National Park, plus the anticipated completion of the South Shore Rail Road double track project.
